Air Tightness

You’ve been keeping to your project timeline, ensuring everything is progressing smoothly, and now it’s time for one of the most crucial steps: achieving airtightness. Our team is set to arrive on your site for the sealing process – but what exactly happens on “seal day”? Here’s what you can expect on the day, from preparation to completion, and how to ensure everything is ready for a smooth process.

Step 1: Pre-Seal Preparation

Before our team arrives, there are a few key things you’ll need to do to ensure your site is ready:

  • Ensure all main services are fitted through the “sealing area”. This is to ensure that alterations to the building are kept to a minimum and that your airtightness scores remain at their optimum.
  • Ensure windows and doors are installed – we need all windows, doors, and exterior openings to be fitted. We pressurise the building to hunt and seal all unwanted leakage, so the building must be at a watertight stage.
  • Clear the space: The area where the sealing will take place needs to be clear of unnecessary obstructions and free of trades during the seal. This allows our team to work quickly and effectively, setting up equipment and creating an optimal environment for sealing.

Step 2: The Sealing Process

With everything set up, the actual sealing begins:

  • Pre-Test Calibration: Our team will then perform the pre-seal air test using a “blower door” to check how leaky the building is and to provide the starting point for the system’s start point.
  • Pressurisation and Sealing Start: The fan then increases pressure to between 100-200 Pa (over double a standard air test) to cause any unwanted leakage to be exposed by escaping air. This air carries a mist of AeroBarrier sealant to gaps and cracks in the building, which then begin to be incrementally sealed up – larger holes leak more air, which in turn draws more sealant to these unwanted draughts.
  • Monitoring, reduce and optimise: During this process, our team monitors the air tightness of the building in real-time. As the sealing process continues, we track the improvement in air tightness to ensure we meet or exceed your required target.
  • Adjustments and final check: Once the desired airtightness level is achieved, we allow the mist to settle and then carry out final adjustments as needed. The building is then ready for subsequent trades – no need for any more delays!

Step 4: Post-Sealing and Certification

After the sealing process is complete, here’s what happens next:

  • Cleanup: The AeroBarrier process only settles on horizontal surfaceswe always aim to install before any flooring or finished items are in the home, but our team will either advise or assist in clean up from the process.
  • Air tightness certification: Once the sealing is complete and air tightness targets have been met, we’ll provide you with a detailed report and further recommendations for the project.

By using AeroBarrier, a key benefit for you is having a single point-of-contact for all things airtightnessif you have any questions during the build, give us a call and we can advise. We can provide toolbox talks and CPDs for your onsite or office team, and for “seal day” we would ask the following:

  • Coordinate with us ahead of time: Make sure you’ve been in touch with our team to discuss any unique site requirements or timing.
  • Clear the work area: Ensure that the space is ready for sealing by removing obstructions and keeping the site clean and clear for our equipment.
  • Free of Trades: Our aim is to be fast and efficient – the sealing process prohibits other trades operating within the building, so if any team members require items, please make sure they are not in the building!
